The terraced building is divided into two two-storey volumes, one oriented E-W, and the other N-S. The two and three bedroom types are resolved using a structure of parallel load-bearing sandstone walls. These walls passively provide inertia for cooling in summer as a support for the cross-ventilation of sea breezes (Embat/Terral).
The PB ceilings and roof are made of wood beams and OSB. The sloping roof of wooden beams parallel to the facade is resolved using 6 cm perpendicular battens to support the wooden boards and is based on the Menorcan roofing system, which derives from the traditional Catalan system imported in the 13th century. In Mallorca this was not introduced because the Roman house type with beams perpendicular to the facade was maintained. It has two bays with width equivalent to the length of the wooden beams and a courtyard in the third bay. In this case, this system has been chosen because of the ease of creating of the roofs with the buildable depth established by the standard.
